Falsifying information on application will cause immediate rejection of application.
CREDIT:
• Excellent credit rating established for the last two years, or if no credit history is found the co-signer must have an excellent established credit history.
• Beacon score above 550, bonus points for scores above 600.
• Minimal number of items in collections.
• No bankruptcies or foreclosures less than 3 years old on credit report.
RESIDENCY:
• Current rental history as a documented lessee for at least one year. If a home owner, must have been home owner for at least one year.
• Excellent established rental history required. If no established rental history or home ownership, co-signer is required.
• No evictions.
EMPLOYMENT / INCOME:
• Verifiable gross income must be at least 3 times the full rent.
• Applicant may be asked for a copy of recent paystub, 1099 form, or W2 form.
IDENTIFICATION:
• Must present a drivers license or other photo identification when submitting application.
RECORD:
• No convictions for assault / battery, breaking and entry, sex-based crimes, spousal abuse, or similar crimes.
FEES:
• Application Fee:
-- $25 per married couple, or per unmarried person – non-refundable.
-- $15 per co-signer – non-refundable.
-- Fee covers cost for check of credit history, rental history, and police record.
• Holding Fee: $125. (separate check)
-- If application is denied, uncashed check will be returned immediately
-- Once application is accepted, holding fee becomes non-refundable.
-- Holding fee reserves residence and will be credited to security deposit at move-in.
-- If accepted applicant does not move in, holding fee is forfeited. No exceptions. This helps
to cover our costs of having taken the house off the market while it is reserved for applicant.
